Introduction

These Terms and Conditions govern all building and construction services provided by A&A Construction Builders LTD (“we”, “our”, “us”) to the client (“you”, “your”). By requesting a quotation or engaging our services, you agree to be legally bound by these Terms.

Scope of Services

We provide a wide range of residential construction services across London, including loft conversions, property extensions, roofing, electrical and plumbing works, demolition, brickwork, painting and decorating, and full refurbishments.

All services are delivered based on the details outlined in the agreed quotation or written contract. Each project is customised according to your specific requirements, and no work will begin without prior agreement on scope, specifications, and pricing.

Quotations and Agreement

  • All quotations are free and non-obligatory.
  • Quotations remain valid for 30 days unless otherwise stated.
  • A legally binding agreement is formed once the quotation is accepted in writing.
  • Verbal agreements are not binding unless confirmed in writing.

The accepted quotation forms the basis of the contract, including scope, pricing, and timelines.

Pricing and Payment

Our pricing is based on the agreed scope of work and current material and labour costs. Due to the nature of construction, certain factors may affect final pricing if changes occur during the project.

Payment structure may include:

  • Initial deposit before work begins
  • Stage payments aligned with project milestones
  • Final payment upon completion

Late or missed payments may result in:

  • Suspension of work
  • Project delays
  • Additional administrative charges where applicable

Variations and Additional Work

Construction projects may require adjustments during execution. Any requested changes to the agreed scope must be confirmed in writing.

  • Additional work may incur extra costs
  • Timelines may be extended accordingly
  • No variation will proceed without client approval

Project Timelines and Delays

We provide estimated timelines based on available information and standard working conditions. While we aim to meet agreed deadlines, delays may occur due to factors beyond our control.

Possible causes of delay include:

  • Adverse weather conditions
  • Material shortages or supplier delays
  • Unforeseen structural issues
  • Restricted or delayed site access
  • Client-requested changes

We will communicate any delays promptly and adjust timelines where necessary.

Client Responsibilities

To ensure smooth project delivery, you agree to:

  • Provide safe and reasonable access to the property
  • Ensure all required permissions (planning/building regulations) are in place unless agreed otherwise
  • Remove or secure personal belongings in work areas
  • Provide timely decisions and information when required

Failure to meet these responsibilities may result in delays or additional costs.

Compliance and Work Standards

All work is carried out in accordance with relevant UK building regulations and industry standards. Qualified and certified professionals are engaged where required, particularly for electrical and plumbing works.

We are committed to delivering high-quality workmanship and ensuring all projects meet appropriate safety and compliance standards.

Liability

While we take all reasonable care in performing our services, certain limitations apply.

We are not liable for:

  • Pre-existing structural defects or hidden issues
  • Damage caused by third parties
  • Delays beyond our reasonable control

Our liability is limited to the total value of the services provided. Nothing in these Terms excludes liability for death or personal injury caused by negligence or any liability that cannot be excluded under UK law.

Insurance

We maintain appropriate insurance coverage relevant to our services. Proof of insurance can be provided upon request. Clients are responsible for ensuring their own property insurance adequately covers ongoing construction works.

Cancellation and Termination

You may cancel the agreement by providing written notice.

If cancellation occurs:

  • Before work begins → no further charges may apply
  • After work has started → payment is required for work completed and materials purchased

Deposits may be non-refundable depending on the stage of the project and costs incurred.

Warranty and Workmanship

We aim to deliver all work to a high professional standard. If any issues arise, you should notify us within a reasonable timeframe.

Warranty does not cover:

  • Normal wear and tear
  • Damage caused by misuse or neglect
  • External factors beyond our control

We will assess and resolve valid workmanship issues where appropriate.

Health and Safety

We comply with all relevant UK health and safety regulations and maintain a safe working environment at all times.

Clients must:

  • Avoid entering restricted work areas
  • Not interfere with tools, equipment, or ongoing work

Safety remains a shared responsibility during the project.

Complaints

We are committed to delivering a high standard of service. If you are dissatisfied, please contact us promptly so we can investigate and resolve the matter professionally.

Governing Law

These Terms and Conditions are governed by the laws of England and Wales. Any disputes arising shall be subject to the exclusive jurisdiction of the courts of England and Wales.

Amendments

We reserve the right to update these Terms and Conditions at any time. Any changes will be published on our website and will take effect immediately unless otherwise stated.
